Like a second home”

Staying at Once Upon a Time was like staying in my own home, that's how comfortable my husband and I felt over the 3-nights we stayed. The staff is incredibly friendly and helpful. One night my husband asked about tonic water, something they didn't have. 10-minutes later, there was a knock at the door. Someone had run down to the 7-11 to buy us some. They really do go out of their way to make you feel at home. We opted for a loft room, which was very spacious and impeccably clean. If you're someone who has trouble with stairs, you may want a different room. The stairs are a bit steep and the bed in the loft is on the floor. The location is perfect. It's within walking (5-7min) distance to the South gate, where you can find great street food (get the Chiang Mai sausage!!), and it's off the main road, so it's quiet. If you are looking to get around, I'd suggest using Uber. It's a fraction of the cost of taxis and tuk tuks and can even be cheaper than the red trucks.

We loved Once Upon a Time Boutique Home. It was clean, had a great location, the staff was so friendly. There were so many thoughtful touches! They went above and beyond in anticipating all of our needs and meeting them before we asked. We look forward to staying there again on our next visit to Chiang Mai.

It's the little things....”

I always worry that, when a place does things this well, the service can only go downhill. The breakfast, front desk, aesthetics, location - you just can't beat them, honestly. We loved our stay. Chiang Mai is a bit busier and louder than I remember from last time I was there, but that's certainly not the fault of Once (Upon a Time). Feels like a quiet little B&B tucked away from the hustle and bustle.

We were at Once Upon a Time for the first 3 nights of the trip. The girls are super helpful and sweet. They made us feel home. Room itself was decorated tastefully. The hotel is inside the old town which is very convenient. the breakfast was cooked right in front of you in the open kitchen and it was delicious. Amazing place.

Our favorite place we stayed in Thailand!”

This place is the best! The hotel is adorable, the location is perfect, and the staff are unbelievably nice and helpful. We stayed for five nights and it was the perfect base for doing things around Chiang Mai, including walking around the Old City and to the night markets. The staff made awesome breakfasts every morning and helped us coordinate reservations and activities. The main area downstairs and the rooms are beautiful spaces - I wish we could have stayed longer!

We love everything about this place. This house is good in all aspects. The staff are very lovely and friendly. They eagerly responded to all your requests and inquiries and were willing to help us whenever we needed them. The house itself is well decorated and maintained, super clean and tidy. We felt safe as the front door was locked in the night. Only the guests can get in and out. The location is good, not far from the main road but still far enough to give you privacy from the crowd. Our room was at the end of the hallway. You'll hear nothing outside once you get in the room which is very good for our sleep. We would recommend this place to anyone looking for home away from home in Chiangmai. You'll love this place as much as we do. Thank you for making our holidays so special and memorable. It's one of the best places we've ever stayed in Thailand. We'll definitely come back here again!

I really love the place! So many positive things to share to the rest of the travelers who are planning to book the hotel and visit Chiang Mai. (1) the place is very neat, clean and organized (2) very conducive to resting since the place is superbly silent and peaceful (3) very friendly and accommodating staffs (4) immediately attend to your needs and queries (5) breakfast is excellent, you have at least 4 choices (6) well-ordered, they have separate cabinet to keep your walking shoes (7) no insects roaming around (8) excellent value for money

A very nice place with excellent breakfast and helpful staff”

Perfect for those who wish to experience authentic Thai hospitality and a local Chiangmai neighbourhood. The whole place is very tastefully furnished and the neighbourhood felt safe. The most enjoyable part is the breakfast made right in front of the guests in an open kitchen by a couple of lovely and friendly young ladies. Getting around is also very easy -- a Uber/Grab car typically arrives within minutes after a booking with your mobile phone. Free transportation to some of the nearby spas was readily available and the lady at the reception gladly made all the arrangement for us. We are already making plan to stay there again soon. (In fact, I am reluctant to write this review because I selfishly do not want too many people to know about this excellent place. They have very few rooms and I will be very disappointed if they are full next time I try to book!)

Exceptionally clean and cozy home in the quieter area of the old town”

The house impresses us with its cleanliness and warm atmosphere. The location is excellent (for us) - within the old town, but far from the madding crowd. You can also find nice pottery of the Mengrai Kiln on the same street, just 50 meters from this cozy home. Breakfast is generous and well prepared. We were offered four options, which is a nice rotation for our four day trip. Definitely recommended.

This small boutique hotel is short of amazing. The staff are friendly, eager to accommodate guest needs and make you feel extremely welcomed. The breakfast is amazing. The aesthetics of the hotel is spot on. Little things like free bikes for guests and robes are small touches that make a difference. Would not hesitate booking again.

Fantastic”

This hotel is within walking distance to so many different activities. The entire home is super clean and very cute. The 2 young ladies that run the place are amazing and super sweet. I will stay here again and again if I come back to Chaing Mai

We stayed at this nice place for one night, we were happy with the room and services. Staff were happy to help us taking our stuff to the room, breakfast was really good and filling. Overall we had a pleasant stay at the nice little home and we highly recommend anyone to come and stay.

Feel like stay home. I love to sleep with bolster pillow and never found it from other hotel. Moreover, I really appreciate the staff, they are very nice and friendly. This is the first choice of hotel, when I will be in CNX again.

Particularly impressed with the modern yet authentic hotel decoration (a bit prefer lobby decor over room decor), overall cleanliness, convenient location, spacious size of the room (duplex type), freshly made breakfast (XL size), and hospitality of staffs (offered to lend us bikes). A perfect choice for those who are looking for a cultured cozy stay with contemporary decor :)

Great overall stay, one minor hiccup”

Great overall stay, one minor hiccup in being charged more for laundry service than what we were quoted three times. We had tight schedule and didn’t have time to drop off and pickup our own laundry. Great stay but if you need laundry done and want to save a little $ drop off yourself. All in all a great stay

Peaceful place in the heart of Chiangmai”

This place is really quiet and relax. It makes you feel like home. The staff were helpful but only the middle of the night we returned from the night market, the water stopped. We tried to asked the security guy but no luck since he was in deep sleep. However, we could shower next morning. We would love to stay here again if we are in the town!

Located in the old town with easy transportation to the temples and night markets but with tranquil surroundings. Not by the main steet thus relatively quiet at night. It even has a view of the Suthep Mountain in clear days. Inner decorations are new and exquisite with good taste. Staff are very nice. Breakfasts are in western style. Overall five stars. Definitely recommendatory.
