We went to hospital for medical check up and went sight seeing around chiang mai. The location of R1 was center of nimann .so we could go both side.

This time is my 10th time stay in R1. Everytime i feel so comfortable with R1 staffs because there are many Myanmar Staffs who could talk in Myanmar language. So we got in good communication.

Cheap price good location”

We spent 1 night at this place. The location is fine (near many restaurants and night clubs) The room was clean and new. We only see 1 staff at this place (because this is a service apartment). I Would recommend anyone who would like to hang out at night and does not want to drive. Price is fairly cheap. However, the only thing I don't like is that this hotel has only 1 elevator and it does not look good.

The price at the time of booking was good, comfortable bed but the rooms are not soundproof can hear just about everything from the adjacent rooms. Very helpful staff. Location is good bit of a walk to Nimmanhemin Rd, but a lovely soi

Comfortable Hotel”

The hotel was comfortable enough but spoilt by nightclubs nearby. No issues to complain about the hotel itself though. However, there was an incessant music starting about 6pm until some time after midnight. Although the hotel was at least 200m away from the nearest nightclub, it seemed there was an intent to broadcast the most annoying music to the general locality. The hotel appears to be quite new. To enter the foyer, there is a steep flight of stairs to climb, which with heavy baggage could present a challenge, and likewise coming down. Their lift doesn't serve the top floor. To get there you have to go the highest floor and then climb another short flight of stairs. Despite the minor faults, I would consider returning but only on the condition that the music from the nightclubs can not be heard from my hotel room.

The stairs are not that bad”

A lot of reviewers are upset about the stairs. If you just got double knee surgery this is not the place for you. If you can walk up 15 stairs to the lobby and another 6 stairs after the elevator you will do just fine. Lobby is great, has a coffee bar, laundry, pool, places to work. Bed could have been more comfortable. Not too hard, just could feel the springs.

We was there for one night . The hotel located in trendy area "Nimmanhemin" where is not far from many restaurants and night club. The room is clean but only one thing we not impressed is they have no breakfast . Anyway for the price is reasonable to spend.

Great staff, poor construction”

The staff were all nice and helpful which made this a nice place to stay. However, the walls aren't soundproof at all. I could hear my neighbor coughikng through the wall as well as their tv. The doors are hollow so hall way noise was an issue. Not mention the fact that airplanes fly over the hotel daily making that a bit bothersome. The location is good though. Only 10 minute walk to Maya mall and other nice restaurants.

Good comfortable room but a little too far into the Soi”

The room was very comfortable and clean. I was pleasantly surprised by the Nescafe Dolce Gusto coffee machine in the room. Too bad there were no tea bags. Front desk staff were also friendly. However, be prepared to have to climb some stairs, especially when you have luggage. There are stairs from the main entrance, from the first storey to the lift landing, and then another flight of stairs from the 6th storey to the 7th storey (I think most guest rooms are on that storey). The building is also quite a walk in from Nimman road, so be prepared to walk about 10 mins in. It's not so pleasant to walk in rainy season as the road in front gets muddy. I also spotted some trail of ants on the bed rack, not too big of an issue but good to know.

First impression is forgettable. The staff failed to recognize their guests once we got there around 9pm (given that no many rooms left check in after us), it seems they had no preparation. The thing is we had emailed them several times before our arrival to reconfirm our consecutive bookings but nothing was back. omg!!! it took us half an hour for check-in since their English is quite poor (at times they cannot understand what we say until we write it on paper). For cleanliness, everything was good except the used coffee spoon was not clean. It is believed to be used many days before by departed guests since condensed milk was sticked on it very tight. One more thing, the water heater doesn't work properly all the times; it may suddenly switch from cold to hot when you take shower.

Bugs!!”

I know this is Thailand, and I don’t mind a few bugs here or there. But, we were on the 7th floor... they were tiny black bugs smaller than ants. Unfortunately, we didn’t notice the crawlers until the night before we were checking out and they were all in my luggage. I had to clean out my bag and miraculously the bugs steered clear of my bag until morning. If the place works out the bug issue, then I would recommend! Besides the bugs it was a good stay.

Nice but noisy at night”

The hotel is right behind of a club with live band. The loud music will usually play until 1am so we can't sleep until the music is stop playing. Internet is slow too. But hotel is clean, comfortable and peaceful during day time.

Fair for price”

Fair value for the price. Good location . Easy check in. Main complaint was bathroom cleanliness. Tons of mold on shower curtain which the staff replaced and the water had a foul odor.
